What's in a Price?

Gone To The BeachThe house is priced to sell.   Let me explain why.  It is boring to talk about price per square foot when house shopping.  However, to determine the value of a structure, it is one important consideration to get the most house for your money.

To compare apples to apples you should compare houses of similar size and compare land value separately.  New construction (structure only) in an exclusive subdivision will cost $80 to $100 per square foot.  Land cost can range from $20 to $30 and more per square foot for land and improvements to the land (exclusive of the structure).  That would make the total cost  between $100 and $130 per square foot for new construction.
